Pre-Closing Inspection

Did you just have a home built by one of our local Port Charlotte area contractors? Want a second set of eyes on the home prior to closing? While most homes are built to the strictest of standards, mistakes do happen. Subcontractors are often rushing to meet tight deadlines or to fulfill heavy workloads, and this sometimes opens up the possibility for oversights or sloppy work. Errors are usually not intentional but do happen, and it is beneficial to be aware of any potential mishaps before you close. We will inspect your home just prior to closing and point out any defects we notice. During this inspection we will also be more aware of defects in cosmetic details such as paint, light fixtures or even outlet covers so you can bring them forward prior to taking control of the property.

Builder’s Warranty Inspection

We also perform one year maintenance inspections on new homes in Port Charlotte. Call us in just before your one year warranty expires and we can inspect and document any issue that you can have corrected while you are still being protected under the builder’s warranty. In this type of inspection, like in a pre-closing inspection, we pay special attention to cosmetic items, since your builder may very well replace or repair worn items or items that seems to be failing prematurely.
